Before you hire any real estate agent, ask them this one question:
"Can you show me, in writing, how you evaluate pricing in my specific neighborhood? Not the city. Not the zip code. My specific neighborhood."
If they can show you a written, documented answer that demonstrates real knowledge of the micro market dynamics in your area, they have done the work.
If they cannot, they are operating on general knowledge and good energy. That might be fine for a $50 decision. For a $500,000 decision or a $3 million decision, it is not enough.
