When a company relocates you to Arizona, it is easy to focus on the immediate questions.

Where should we live?

How close should we be to work?

Which neighborhoods fit our lifestyle?

Which home can we actually win?

Those questions matter.

But there is another question I think every relocating buyer should be asking:

What happens if my company moves me again?

That question became very real for one of my clients this week.

In 2021, I helped this family relocate to Arizona for their company. At the time, the Phoenix real estate market was moving incredibly fast. Homes were receiving multiple offers, competition was intense, and buyers often had very little time to make decisions.

We found a home that fit their needs, entered a multiple-offer situation, competed against several other buyers, and won.

But winning the house was only part of the job.

Even in a highly competitive market, I was thinking beyond the purchase.

I was thinking about resale.

In Corporate Relocation, You Have to Think Ahead

Relocation buyers often move more frequently than the average homeowner.

A promotion, transfer, corporate restructuring, new opportunity, or family decision can change everything very quickly.

That is why I approach relocation differently.

When I help a relocating client buy a home, I am not only thinking about whether they love the kitchen, backyard, floor plan, or community today.

I am also thinking about how that home will perform if they need to sell it two, three, or five years later.

That means looking carefully at things like:

  • the strength of the neighborhood
  • location within the community
  • proximity to busy roads
  • lot orientation
  • surrounding development
  • school districts
  • floor plan
  • overall buyer appeal
  • long-term resale potential
  • future marketability

These details can make a meaningful difference when it is time to sell.

Five Years Later, We Got the Call

Recently, I heard the words that are very common in relocation:

“Colleen, we’re moving back to Colorado.”

And this is where the strategy from 2021 mattered.

Because we had focused on buying the right home from the beginning, my clients were in a strong position when it came time to sell.

Their home sold in just 48 hours.

Today, they are closing and moving back to Colorado with equity in their pocket.

That is a successful relocation story.

Not because they stayed forever.

Because they were able to move again without being trapped by a poor real estate decision.

We Weren’t Just Trying to Win the House

One of the biggest lessons from this transaction is simple:

We weren’t just trying to win the house. We were trying to win the right house.

That distinction matters.

In a competitive market, it can be tempting to focus entirely on getting an offer accepted.

But getting the keys should never be the only goal.

For a relocating buyer, the better question is:

Will this home still make sense when it is time to sell?

That is especially important for executives, physicians, corporate transferees, and families whose careers may require another move.

Relocation Is More Than a Buyer and an Agent

Corporate relocation often involves far more people than the client realizes.

There may be an employer, a relocation management company, a relocation department, benefits administrators, lenders, inspectors, vendors, and real estate professionals all working together.

That creates another layer of responsibility.

The client is trusting me to help them make a sound decision.

Their employer may also be relying on that decision.

And if they have to relocate again, everyone wants that home to be marketable.

That is why I believe a relocation specialist should think several moves ahead.

Protecting Equity Starts When You Buy

Protecting equity does not begin when you list the home for sale.

It starts the day you buy it.

Of course, no one can guarantee what the market will do. Real estate values can rise and fall, and every property is different.

But you can make more informed decisions.

You can pay attention to the things buyers consistently care about.

You can avoid obvious resale obstacles.

You can choose communities with enduring appeal.

You can think beyond today.

That is exactly what we did for this family.

In 2021, they needed a home in Arizona.

In 2026, they needed to sell it and move back to Colorado.

And because we had thought ahead, they were ready.
