If the seller agreed to all repair requests, the buyer’s response due 3 days after the seller’s response received.
If the seller DOES NOT agree to all repair requests, the buyer’s response due 5 days after the seller’s response.
Close of Escrow: 10/25/23
Identify your wants and needs by having you complete the Buyer Information Form
Set you up on a home search where you can save the homes that most interest you
Ensure that obtain a Pre-Qualification form from your lender which will be required when you submit an offer on your dream home
Help you identify your dream home, determine the market value and submit the offer
Negotiate the contract
Notify you of the accepted offer and let the seller know The Buyers Said Yes!
Earnest deposit was received by the title company
Inspections at your new home have been scheduled
Prepare to meet contractual timelines
Provide you with regular updates on the status of your loan
Make sure seller provides the home’s claims history report and disclosures within 5 calendar days of the accepted contract
Make sure your lender provides a loan status update within 10 calendar days of the accepted contract
Ensure all inspections are complete and repair request is sent to seller no later than 10 calendar days after the contract is accepted
If applicable, negotiate repairs
Make sure all repairs agreed upon are completed by the seller prior to 3 calendar days before the close of escrow and if applicable, the seller provides repair receipts
Verify appraisal has been ordered by your lender, results are received, and home appraises
Make sure the seller fills out the ‘Information for the Buyers’ form that provides you helpful information about your new home
Schedule your final walk through at your new home (usually within 3 days prior to the close of escrow).
Verify loan documents have been received by the title company then make sure the title company scheduled an appointment for you to sign the loan documents.
Notify you when the home sale has recorded with the county recorder’s office
Provide you the keys to your new home
Congratulate you on the purchase of your new home – All your hard work has paid off!
