Do Now:
Fix major repair items (roof, heating, and cooling systems). This can prevent unexpected surprises for the buyers who may be overwhelmed at the scope of the repairs and decide not to purchase the home.
Fix minor items such as loose faucets or door hardware. Replace burnt-out light bulbs. You might want to hire a handyman to handle minor repairs before the inspection.
Do Before the Home Inspection:
Make sure your home is clean and uncluttered. This will allow the home inspector access to all areas of your home. The buyer is present for the inspection and you want your home to sparkle.
Place all breakables, antiques, and other valuables in a safe place to prevent accidental damage.
Set the heating/cooling thermostat to 70-78*F.
The dishwasher will be operated so make sure it is either clean or has soap in it and ready to wash (and you will be rewarded with clean dishes when you return).
Make sure all remotes (for fans, garage door, pool, lighting, etc.) are available so the home inspector can verify they are working.
Make sure all utilities are on, including the gas. Make sure all pilot lights are on, as the inspector will not light pilot lights. Remove items from oven/stove.
Open all window coverings and remove obstructions from window and door openings.
Have the pool and spa filled and in tip top condition. Make sure pool light is operating. If the switch for the pool feature, etc. is not in an obvious place, please leave a note for the inspector.
Provide clear access to attic access openings, crawl space, garage, water heater, closets, basement, electrical panel and other mechanical systems. Either unlock access areas or provide the key. Failing to do so will delay the inspection results.
Remove your pets from the home or make they are secured in a kennel. If access to any part of your home is restricted, the inspection results may be delayed.
Consider leaving repair invoices on the kitchen counter. They may be helpful in answering any questions the inspector may have.
Please do not be at the home during the inspection as it is best to allow the buyers and inspector to inspect the home alone. You do not want to jeopardize the sale of your home.
